GJS Dillon advise on leasehold acquisition of 267,066 sq ft warehouse on behalf of Mapei UK Ltd
December 2025GJS Dillon is pleased to confirm the successful completion of a new lease between Indurent and Mapei UK Ltd of Titan 10, a 267,066 sq ft warehouse and distribution facility in Wolverhampton. GJS Dillon advised Mapei UK Ltd on this acquisition and continues to work with them on various dilapidations matters.
Background
Mapei S.p.A is a world leading manufacturer of chemical products for the building industry, producing long-lasting, high-quality products, that are mindful of both the planet and people. With headquarters in Italy, and 106 plants worldwide, they contribute to the most important architectural and infrastructural works globally, including projects in the housing industry and renovation of historic buildings, with a focus on increasingly sustainable construction.
Mapei UK Ltd was established in 1989, and in 2004 cemented its commitment to the UK market with the completion of a brand-new state-of-the-art manufacturing facility in Halesowen (West Midlands). This UK headquarters was Mapei’s 47th manufacturing plant. They also now have a manufacturing plant in Speke, two in Burnley, a Mapei Academy training facility in Halesowen and a Specification Centre in Clerkenwell, London. Mapei UK employ more than 450 people throughout the UK and Ireland.
Our instruction
GJS Dillon were instructed by Mapei UK Limited to acquire a new warehousing facility near their existing manufacturing plant in Halesowen due to their continued growth. Adam Jones (Acquisition Consultant) has worked with Mapei UK Ltd since 2008. Having learnt a lot about their operations over this period, he was ideally placed to be instructed to carry out this acquisition. Working as part of the GJS Dillon team Adam Jones headed up the acquisition whilst Rob Cant (Associate Director of Building & Project Consultancy) advised on all matters relating to condition.
The outcome
After an extensive search, in what was a limited and competitive market, GJS Dillon shortlisted potential options and presented them to the board. With instructions to move forward on a couple of options, GJS Dillon began undertaking initial surveys and discussions with landlords.
Following on from this initial due diligence Mapei UK Ltd selected the preferred option as Indurent’s Titan 10 at Wolverhampton.
Working with Indurent (The Landlord) and Pallet Track (The Exiting Tenant), Mapei were delighted to take occupation of this fantastic warehousing and distribution site on the 1st December 2025.

GJS Dillon are continuing to work with Mapei on their exit of three other leasehold properties which Titan 10 now replaces as part of Mapei’s strategy to get all their warehousing under one roof.
