A Schedule of Condition Survey gives you a comprehensive, written and photographic record of your commercial property’s condition that you can include within a tenant’s lease to outline their repair and reinstatement responsibilities.
When and why you need a Schedule of Condition Survey
When letting a commercial property, it’s important to record the condition of the premises, and any obligations on the tenant to maintain/reinstate it in a Schedule of Condition Survey that is issued within the tenancy agreement. This record, which you may later come to rely on, offers you the means to seek legal action, should a tenant fail to return the property to you in the same condition in which they let it.
As well as offering both you and your tenant a clear record of the property’s condition at the outset of a tenancy, a Schedule of Condition Survey acts as an evidentiary document you can use in your defence, should a future dispute arise over dilapidations.
