About Moreton Business Park

Established in 2001, Moreton Business Park is a leading business estate strategically located in Herefordshire. The site comprises six high-quality commercial warehousing units ranging from 6,301 sq ft to 576,000 sq ft, with over 700,000 sq ft currently occupied by tenants including M&M Direct, Kevothermal, Imperial Commercials, Rob Jones, SMT, Trekkit, Safeguard Medical Technologies, and FläktGroup.

Set within 227 acres of landscaped surroundings, the park benefits from outline planning permission for 315,000 sq ft of additional development across 120 acres, positioning it as a key location for future business growth.

Our instruction: Schedule of Condition Surveys

In 2023, GJS Dillon was appointed to undertake a series of Schedule of Condition surveys on various warehouse units in preparation for new lease agreements. Acting on behalf of the landlord, our role was to provide a detailed record of each unit’s condition prior to tenancy commencement, helping to mitigate risk and protect the landlord’s long-term asset value. A Schedule of Condition is a vital document used to record the state of a property before a lease begins. Our work involved:

  • Detailed on-site inspections of each unit prior to the start of new leases
  • Production of a comprehensive written report, documenting both internal and external building conditions
  • High-resolution photographic records, including aerial drone imagery to provide a complete overview

These deliverables provide a robust foundation for lease agreements and ensure clarity for all parties.
